Charts show average cost per turn and average days vacant by property, and flag the units that keep blowing past budget. Built for the number most operators only guess at when they underwrite renewals versus turns.

The live demo ships with sample data: 28 completed unit turns over the past year with line-item costs across paint, flooring, cleaning, repair, and appliance categories, days-vacant counts from 4 to 31, and computed lost-rent amounts based on each unit's market rent.

Build a make-ready cost tracker for Redbrick Residential, a Kansas City operator with three apartment properties, so the team knows what every unit turn really costs, including the rent lost while the unit sat empty. Layout: a two-pane register with an insights tab. The header holds four stat cards: Average True Cost per Turn $3,430 (hard costs plus lost rent), Average Days Vacant 16, Average Lost Rent per Turn $700, and Turns Over Budget 10 of 28, where budget means $2,500 in hard costs. Below, two tabs. The Register tab is the main table of 28 completed turns from the past year, newest first: Unit, Property, Move-Out (shown as weeks or months ago), Days Vacant, Paint, Flooring, Cleaning, Repairs, Appliances, Hard Cost Total, Lost Rent, True Total. Each row carries a budget badge: green under $2,500 in hard costs, amber up to 15 percent over, red beyond that. Selecting a row opens a right-side detail panel with the cost breakdown as a horizontal bar, the lost-rent math spelled out (days vacant times the unit's daily market rent), and an edit button. The Insights tab holds three charts: a bar chart of average hard cost per turn by property, a bar chart of average days vacant by property, and a donut of total spend by category across all turns. A Log a Turn button opens a calculator-style dialog capturing unit, property, market rent, move-out date, ready date, and the five cost line items, with hard cost total, lost rent, and true total recomputing live as fields change. Seed the three properties and 28 turns, 10 at Birchwood Flats and 9 at each of the other two, so both tabs are fully populated on first load. Birchwood Flats has market rents $1,050 to $1,250, The Anders $1,200 to $1,450, Parkline Court $1,350 to $1,625. Days vacant range 4 to 31. Hard costs range from $900 for a light clean-and-paint turn to $5,600 for a full flooring and appliance turn. Plant the story: Birchwood Flats turns average about $4,050 in hard costs and 24 days vacant, roughly double the other two properties, with flooring as the runaway category there; nine of the ten Birchwood turns run over budget, so both Insights bar charts and the red register badges point at the same building. On the longest turns, lost rent exceeds paint and cleaning combined. Days vacant, lost rent, hard cost totals, true totals, and all averages are computed; line items and dates are entered. Use an ocean cyan accent for primary actions, chart emphasis, and the active tab, on a clean light neutral base.
